Who Can Sell Real Estate in Costa Rica?

ANYBODY!

Like in Hollywood, where almost every waiter is an actor, here in Costa Rica practically every foreigner sells real estate. There are no real estate licenses to study for, there are no established industry standards and practices; real estate sales are largely unregulated in this country (whether the realtor is an individual or an established real estate agency).

You only need a website to promote properties, along with a phone and you’re in business. Most sellers (especially developers) will allow anyone to advertise their properties on a website. You may even see the same property listed for a different price on another website.*

The market in Costa Rica has been very good for the last five years making it an attractive and easy way for foreigners living here to earn income. Most other alternatives for income require a significant capital investment.

Who Can You Trust?

That becomes an important question when you understand that the real estate industry in Costa Rica is largely unregulated. Choosing a corporate agency gives you no more protection than if you choose an individual agent. A website is the first introduction to the person you might be trusting with a significant investment.

We made six trips to Costa Rica and met many real estate agents. Our experiences were varied from good to bad. Ultimately, with continued searches on the Internet we found our “Dream Property” on our own.

Most of the information within this website was gathered from making all those trips to Costa Rica, looking at all kinds of properties, scouring the Internet, asking a lot of questions and establishing an information network since living here. The views expressed are mostly from our experience and should not be considered legal text.

Our intention is to provide you with the information we found useful and important both before and after we bought our property.
